Residential Property Styles:

Bungalow- A compact 1-1/2 story house that usually contains small rooms and a front porch (often enclosed). Bay windows are a common accent.

Cape Cod- Usually 1-1/2 story design, with distinctive peaked roof, shutters and central front door. Usually A frame structure, the basic design comes in many variations featuring dormers, bay windows, decorative trim, etc.

Colonial- Features a rectangular design often distinguished by sash windows with small panes and shutters and an overhanging upper story and fireplaces. Accents vary widely and include pillars, fanlight windows, dormers and paneled doors 

Cluster- Are usually single family residential homes that are detached. The cluster home is separated from the home or homes immediately to the left or right or both by a space of 10' or less. They have smaller lots and less driveway space. (This is the general definition of Cluster since there isn’t any real legal definition for cluster homes.)

Ranch- All rooms are on a single level in a ranch house, which usually has a rectangular or L shaped design. Room layout is usually simple, with an emphasis on openness and efficient use of space.

Split Level- These houses are designed to make efficient use of space. Typically, the living area leads up a few steps to the bedrooms and down a few steps to utility and rec rooms slightly below ground level.

Tudor- Gables and half-timbered exterior walls are typical of this picturesque “Olde English” design, often incorporate brick and stucco. Tall, diamond-paned windows, arched windows and doorways are popular features. Size and room layout vary widely.

Town House- Generally having 2 or more floors and attached to other similar units via party walls. Townhouses are often used in planned unit developments and condominium developments which provide for clustered or attached housing and common open space.

Victorian- Ornamented houses combine an eclectic mix of style elements, from elaborate gingerbread trim to towers, many-tiered roof lines, stained glass windows, even an occasional widow’s walk on the roof. High ceilings, hardwood floors, porches and dramatic stairways are common. Several colors of paint may be used on exterior walls and trim


Villa- An attached dwelling, usually single story.

NEOHREX Statuses:

Contingent- A listing that has a contract which contains a “contingency” clause that allows the Seller to continue to market, but requires notice to the Buyer before the Seller may void the agreement and enter into another agreement for the sale of the same property. The property status shall be changed to contingent in the MLS.

Pending- Any listing in the Service which an agreement for sale/purchase has been signed by all parties and does not allow the Seller to enter into another agreement for the sale/purchase of the same property in a first position. The property shall be changed in the MLS to reflect its pending status. 

Pending/Expired- Represents the pending listing is going to auto-expire. They have been in the pending status for 120 days.
The Pending/Expired status is for properties that are in the Pending status that the expiration date on the listing has elapsed. Once the property goes into this status you can change it back to Pending or Sold.
 If you do nothing with a Pending/Expired for 180 days it will show expired. This was intentionally done to help keep the MLS database clean and up to date. 

Closed- Represents the listing is sold.

Withdrawn- Represents the listing is withdrawn from the market and the contract released.

Temporarily Off Market- Represents the listing cannot be shown until a future date but is still under contract. Broker remarks must disclose the date on which the property can be shown.

Expired- Represents the listing contract has expired and subsequently also expired in the MLS.

On your Contacts/Prospects page, open the Options pane at right, then click the E-mail Groups option.  Click the Groups tool and select only the Groups that have Contacts.  Now click the E-mail button to send your message to all Contacts.
